Go to Wimberley and take the River Road -turn off Ranch Rd 12 by Ozona Bank on to River Road. Follow the River Rd along the river till the stop sign at 179-Wayside Dr. (7A Ranch is on corner—good place to go swim—or kayak—for a daily fee). Right at stop sign—stay on Wayside Dr till Thompson Ranch Estates sign ( a couple of miles)—Thompson Ranch Rd-on the right. Take TRR all the way to property—stay left at fork at ‘The Phillips” property sign. Gate to Boca Chica will be on the right—near bottom of hill. There is a black mailbox with 1100 on it and a gate with a cross and a State of Texas emblem. Approach is steep so go slow. Pull up to the gate key pad and enter gate code (code will be provided prior to your arrival)—gate will open.
It also opens automatically (slowly) on the way out once you get about 30 ft away.
Drive on the dirt road towards the cabin at the top of the hill, go past the “Spirit Wind” cabin (road goes behind cabin—see Boca Chica sign)-and curve to left at the fence following the road to the Boca Chica blue trailer and deck. Park under trees on left and go up stairs to deck and in to trailer. Key should be on the door—leave it there when you depart but you can lock the door and take key during your stay.
Once there: Deck and site-You can walk around and see the amenities, tables on deck and chairs , small fridge on deck, ceiling fans and light switches for deck on post at left corner, out-house on back end of trailer, solar shower on back corner, bbq grill in front, fire pit, picnic table—all for your use. (no open fires if there is a burn ban and if you do start a fire please conserve fire wood and put it out totally when finished). This entire area is yours alone. (about an acre or two surrounding deck and many acres to your north and east). If you come to a fence that’s the end of the property. Do not cross any fences. There is another cabin ( you passed it-Spirit Wind cabin) on the premises and it may be occupied at times by the owner or our guests but if so they will steer clear of your area and respect your privacy.
You do have access to the entire property except the cabin and the immediate area around it when other folks are there. Feel free to walk the property at your own risk (no driving except to and from Boca Chica to gate)—but please be careful as the terrain is uneven, rock and cactus abound, and wildlife including possibly snakes and other critters may be encountered. Try and stay on mowed paths and that should be a safer route -however you are in out in nature and risks always exist—please maintain awareness and common sense. We suggest you bring a first aid kit for minor emergencies and wounds.
Inside the Trailer: Once inside you will see your trailer-queen size bed on right and a smaller bed on left past the kitchen. TV is a smart TV but you need to have a hotspot on your phone to access it. Blinds slide up by pushing up gently from underneath—pull down same way. AC should be on-but if you want it higher or lower you can adjust fan speed and temp from switches on ceiling. During cold nights an electric space heater (or two) are provided but we store them away in summer months. There is a Kuric type coffee maker on the counter by door—cups and coffee are there as well. The refrigerator should be empty—except for some creamer and 2-3 bottles of water. Bring your own ice and water / groceries. All cooking and eating utensils should be available in the drawers. A small electric toaster oven and a cooktop is also provided. Sink has hot and cold water. Water is OK to drink if you must but it is well- water with lots of mineral content so we recommend you bring bottled water for drinking and cooking purposes. A desk is there in the next room and the bathroom is next past the door. The toilet is a trailer type and you must use the foot pedal to flush. Please discard paper in the trash can and not in toilet. There is a closet behind the door for hanging any clothes (closet back is also an emergency exit)-and a storage closet on right with supplies and towels- that you should not need to access. Towels are provided and are on the bed or hanging for you.
Outdoor shower and toilet: You will notice the outdoor shower and toilet / WC. The toilet flushes normally. (no paper in toilet please). If there is no water to it you may need to turn on the hose bib on the post outside but the water should be on. The shower also needs the water to be on at that hose bib. It is a solar shower so the sun warms up the water inside the black column. You can, however, adjust it to your desired tempature by turning the knob as you would with any shower. For shower to run the water-line, originating at trailer corner column has to be on.
House Rules:
You are there to relax and enjoy. It’s a very private setting but we do have neighbors and they too value their quiet and privacy. Please adhere to these commonsense rules and respect the Boca Chica retreat so all can enjoy.
No overly loud music, noise or disturbances—especially after 9PM.
Please turn off outside flood lights when you go to bed. The party lights can stay on if you like.
No display or discharge of firearms or bows—no hunting of any type.
No parties—Boca Chica is for 2 people only—a third can be added if a child or close relative—no one other than the paying guests are allowed on the property without obtaining owner permission.
No large fires and no fires at all when a burn ban is on. We provide fire wood provided you use it judiciously and safely. Please put out any fire in the fire pit 100%--dousing it with water—a water hose at back of trailer will reach the pit if needed.
Empty all trash cans and place all trash in large garbage can outside in back by out-house. Pick up any trash / cans/ bottles outside and discard in trash can.
Leave your towels and linens on the bed for our housekeeper to take to laundry.
No smoking inside trailer. If you smoke (outside) do so at discard your butts in fire pit for burning.
If an emergency occurs call 911
