We are located approximately 1 mile from the Kerrville downtown center on the Gudalupe River Trail , near the river and its many parks. Pull into the driveway and park under or near car port. The access to the home is through the kitchen door at the car port.

You can enter the home via a lock code. The code will be given to you on the day of your arrival. Once there you can use the code for daily access or use key hanging inside on the wall near door.

Stayed a few nights
The house was very clean, just the right size. I read the there were 2 king sized bed but only one, the other was a queen, which was fine. The hot tub was fabulous. I thought it would be closer to the river. The house had just about everything you could need. The beds were very comfy! We really enjoyed our stay!

Stayed a few nights
We had a wonderful time in this theme inspired home. Photos were great and accurate but once inside the charm really stood out ! A cowboy country themed experience throughout. Appreciated the local restaurant recommendations and plenty to do in this beautiful town in hill country. Close to the bike trail, right outside down a path from the back yard. Hot tub was wonderful and relaxing at night . Would love to be back one day when in the area and ready to explore more and more!

Once there:
The cottage is located on approximately 1/3 of an acre of land so it has an expansive back yard. This entire area is yours alone and you have access to the entire property.

You will be at a Charming 2bdrm/1.5 bath cottage on the River Trail within walking or biking distance of the river at Louise Hays Pk, River Side Nature Ctr. and Dietert Ctr. Proximity to town square and close to many of Kerrville's best restaurants, museums, event centers and the Peterson hospital make us convenient for all your needs. The Texas theme, a large deck and yard, covered patio w/hot tub , and a fire pit overlooking the rivertrail create the ambiance of a home away from home.

The Space:

A professionally designed and completely remodeled traditional Texas Cottage with all the modern amenities of home. The lovely 2 bedroom 1-1/2 bath cottage has one king size bed in the main bedroom, one queen size in guest bedroom and a queen size sleep sofa in the living room. It has a full kitchen with all the needed utensils, a gas stove, ice maker /refrigerator, Keurig coffee maker with complimantary capsules, bath towels for hot tub , fine linens and new matresses, extra blankets and more. A 45" TV in a cozy living room with a bar cabinet and a smaller TV in the prime bedroom, a working desk in the bedroom and Wifi throughout. Ironing board and iron are provided. Washer and dryer and complete laundry room for your use at no extra charge. Enjoy a great hot-tub under a cover with privacy curtains and a propane grill ready for your BBQ. (propane provided). A 14 ft wide outside deck across back of house with access from the bedrooms with dining table and chairs for 6 people and a chase for sunbathing or just relaxing. Pickinic table in the shade under the pecan tree near the fire pit with 6 chairs in a large quarter- acre back yard and a pergola overooking the river trail and river bottom where you can sit and feed the deer (feed provided). Covered car port and ample parking in the driveway. Guest Access
All areas of home and yard are accessible except an owners closet which is locked. Please keep in mind the river bottom on the other side of the Rivertrail directly behind our property is private property and river is not accessible there. Guests can walk down to the rivertrail behind the home via a marked path and then follow the trail to nearby parks. You can also walk by the front sidewalk down to Lowry park entrance and on to Luise Hays park less than a mile away (easier access that way if you have a bike). If you would like to kayak we suggest you put kayaks in at one of the nearby parks. They are walking distance from our cottage but not if you are carrying a kayak. You can also fish from the bank at the parks or at various places along the trail where it gets close to the river. Swim holes abound at Hays Park, about quarter of mile walk. Try the river bank area by the bridge behind the library for a great little known swimming hole.

Visit Antique stores including East End Market and Estate Antiques; The River Edge Gallery.

Check out museums including the Museum of Western Art, the Riverside Nature Center (walking distance from DV) and the Schreiner Mansion.

Art lovers will love the Kerr Arts and Cultural Center, the Caillux Theater, The Hill Country Arts Foundation-Point Theater (theater under the stars in nearby Ingram), and many events and shows scheduled in these on a monthly basis.
Great restaurants in Kerrville (that we would reccomend) include the 1011 Bistro ( fine gourmet cousine -practically walking distance on Guadalupe street if you are fit and not too full), the Rails Cafe at the Depot, Cafe at the Ridge, Grape Juice, Pint and Plow, Del Norte for Mexican -great breakfast, Franciscos (in downtown center-also possible walking distance via Riverwalk if you like to exercise after meals). There are many more laternatives if you have time to research the Kerrville food scene as well as nearby Fredericksburg, Ingram and Hunt.

One of our favorite outings in summer (Memorial Day to Labor Day) is visiting the weekly Saturday night Rodeo and dance at Criders Dance Hall and Rodeo in nearby Hunt--a must attend night of fun for the entire family and a tradition since 1926.

House Rules:
You are there to relax and enjoy. It’s a very private setting but we do have neighbors and they too value their quiet and privacy. Please adhere to these commonsense rules.

Check in time is 4PM. A 2 PM time may be available if we have no departing guests that day. Check out is by 11 AM.
No overly loud music, noise or disturbances—especially after 9PM.

No display or discharge of firearms or bows—no hunting of any type. Feel free to feed the deer that come out in the evening. There may be corn in the little tool shed or you mat want to buy some corn for them.
No parties--no one other than the paying guests are allowed on the property without obtaining owner permission. We have a maximum limit of 6 guests.

No large fires and no fires at all when a burn ban is on. You need to bring fire wood but its readily available near by. Please put out any fire in the fire pit 100%--dousing it with water.

Empty all trash cans and place all trash in large garbage can outside in bin at front of driveway. Pick up any trash / cans/ bottles outside and discard in trash can.

Leave your towels and linens on the bed for our housekeeper to take to laundry.

No smoking inside or on the deck. If you smoke (outside) do so at the fire pit or pergola overlooking rivertrail. Discard your butts in fire pit for burning.

If an emergency occurs call 911 .
